Fountains at Raintree Lake Requirements for roof replacement

Roofing material to be used:

Asphalt/fiberglass shingles in the architectural style.

Required:

  1. 40 year warranty or better
  2. Exposed metal valleys are REQUIRED and must be brown in color
  3. Manufacturer’s enhanced ridge shingles OR double layer single ridge shingles are required

Roof colors:

Timberline/GAF Weathered Wood is the current color and is approved. You will still need to submit a new roof application to the Fountains Architectural Review Board (FARB) and the Raintree Architectural Review Board (RARB).

    • Weathered Wood (Approved color)
    • Barkwood
    • Mission Brown
    • Driftwood
  2. Owens Corning (Duration):
    • Driftwood
    • Teak
    • Summer Harvest
    • Brownwood

All of the above colors need FARB (Fountains Architectural Review Board) and RARB (Raintree Architectural Review Board) approval before you can start the replacement. There is a Raintree Lake ‘Application for New Roof‘ available on the RLPOA website (http://rlpoa.com), or by clicking HERE. No color sample is required if you have chosen a color from the above list.

However, if you want a shingle color that is not on the above list, you must fill out and submit the Raintree Lake ‘Application for a New Roof‘ and provide a color sample and description of the product. Remember, all roof colors must be in the brown color range.

Do I need a building permit?

This is from the City of Lee’s Summit. Please remember that changes to your home may require City permits and inspections IN ADDITION TO approval from the Architectural Review Boards of BOTH The Fountains and Raintree Lake.

If you hire a contractor, INSIST that they pull permits for any work done.

Fountains Architectural Review Board (FARB)

Property owners will not paint or change the appearance of the outside of their house without prior written approval of the FARB.

BEST METHOD:
The simplest and fastest way to fulfill this requirement is to download and complete the RLPOA application (found HERE) for the project with color samples and diagrams or drawings and return them to a Fountains ARB member. When it has been determined that the project meets the requirements of the Fountains, then a FARB member will sign and mark approved on the bottom of the application and take it to the Raintree Architectural Review Board (RARB). If it is determined that you don’t need RARB approval, the application will be returned to the homeowner, and you may proceed with your project.

PAINTING NEEDING APPROVAL:
All exterior painting including: the main house, doors, shutters, stucco, decks and stairs, foundations, garage doors, gutters, and windows require approval. We have color samples and samples of the siding used in The Fountains. The stucco and siding color names are not the same and I have some samples that have Sherwin WIlliams color numbers that match our siding. The FARB recommends getting the siding samples, comparing them to your home, and have the paint store match the color. Notifying the FARB of possible matches would be very helpful for future projects.

EXTERIOR MODIFICATIONS:
All changes that will alter the appearance of the outside of your home must be approved. This includes (but is not limited to) window, door, and garage door replacement; roofing; patios or extension of existing patios; landscape edging around your home or trees; awnings or pergolas; hot tubs; and plantings outside the original foundation edging, including trees.

OTHER CONCERNS:
Outdoor lighting must not be a nuisance to neighboring homes. Outside antennas are not acceptable. Special use antennas will be considered on a case by case basis. TV dishes that are 3 feet or less in diameter and attached to the house are approved. Plans for: canopies erected over existing structures, flag poles, egress fences, and bright colored shutters should be presented to the FARB which will then forward the request to the Fountains Board of Directors.

IN GENERAL:
Colors that match your siding or stucco or are in earthtones that compliment the existing color theme of The Fountains are approved, but still need to be reviewed by the FARB. If you have questions, please talk with a FARB member:

Fountains ARB (FARB) Pre-approval decision

In keeping with the Raintree ARB decision that repairs in kind do not need ARB approval, and further in compliance with the Fountains Declaration of Covenants, Conditions and Restrictions, the Fountains ARB has decided to pre-approve any repairs, maintenance or improvements (Work) that does not alter the exterior appearance of the home or lot or affect drainage onto adjoining property.  UNDER REVIEW

Except for landscaping plants and landscaping ornamentation contained within the landscape perimeter surrounding the foundation of the home, and the installation of television satellite dishes less than three feet in diameter, any Work that alters the appearance of the home or lot or affects drainage onto adjoining property MUST be approved by the Fountains ARB.

ALL PROJECTS which will change the external appearance of the property require BOTH The Fountains ARB (FARB) and Raintree ARB (RARB) approval. A statement from the Raintree Office omitting Raintree ARB approval does NOT preclude the requirement of further applying to the Fountains ARB. NO WORK, which will change the external appearance of the property, shall be started without a signed application form.

Edging, Retaining Walls, Flower Beds and Additional Mowing Obstructions

The Raintree ARB does NOT regulate Fountains landscaping changes. However, the FARB does need to provide approval so as not to impede mowing. Please submit any landscaping changes to the FARB prior to beginning any such work.

  1.   All edging, retaining walls, flower beds and any other additions which might inhibit mowing access will need the FARB approval, regardless of materials or type of construction to be used.
  2.   A minimum of 60” (inches) clearance requirement will be used for the addition of any new obstruction which will limit mowing access.
